| Sublease short term Rental Only - Jan 15/30 to Apr 15/30 2025. Furnished 2 Bedroom, 3 story Row house with indoor garage + ensuite laundry. First+Last month as deposit and rental application required. Rent only slightly negotiable. Located in Manor Park South - great transit connection, close to required amenities (farmboy + pharmacies + postal + services) within walking distance. You'll be surprised with how close to Montreal Road this is while being in quite private community in tranquil driveways during the winter months. House: Floor 1 - Main entrance + entrance from garage, entry to basement where washer + dryer will be located. Basement also has a 0.5 bathroom ( we have not decided if leaving the room on this floor open which can be used as an office OR if we will lock and keep our belongings in ) Floor 2 - Main living floor - hall with fireplace, L shaped sofa and 6 seater dining table, 42" TV. Kitchen with microwave, dishwasher, fridge, oven + cooktop, ample storage and a entrance to balcony Floor 3 - 2 bedrooms: Master bedroom is furnished with bed and ensuite bathroom + walk-in closet. Second Bedroom we have not furnished with a bed and have been using it as an exercise/powder room and room for guests where we put up a camping bed as needed. Utilities: As it is the winter months, we will arrive at an average fixed for gas + hydro + water basis our utilization last year (2 people) - $220/month. House comes equipped with heating/cooling controlled by a central EcoBee system with control unit on the main floor. The Washer/Dryer in the basement is ready to use. Included: High Speed Rogers 1.5Gbps unlimited internet included, winter driveway clearance, indoor gym/swimming pool/squash court/sauna in the community center located 50 metres from the house. Other Conditions: As we are temporarily subleasing while we are out of country, the property manager will be available to support for any maintenance requirement as needed. The tenant will also be responsible for upkeep of the house plants which require watering once a week. A list of furniture being left at the house will be added to the lease and inspected upon moving in and out. Our dates are semi flexible where it can be either Jan15-Apr15 or Jan30-Apr30 2025.
