Located in a beautiful country home on a well landscaped scenic 1 acre treed lot. Our residential property offers privacy and a serene environment with a forest behind the house. The local paved roads are usually well maintained during the winter period and we handle the snow removable and landscaping ourselves. Plenty of parking available. As the owners, we reside on the premises upstairs and will attend to any concerns or maintenance requests personally and promptly. We are “Pet Friendly” and own 2 dogs. Currently furnished with a Queen Sized Bed, End Tables with several Drawers, a large Computer Desk and Smart TV, Clothing Dresser, Leather Love Seat, Coffee Table and Food Storage Cupboards. There is laminate flooring throughout the room which is cool and comfortable in the summer months. There is also a large Clothes Closet available for your usage. The residence has a wood burning stove upstairs, a Water Treatment System, and a recently installed Gas Furnace with Central Air Conditioning as well. In addition, we also have a Wood Pellet Stove in the basement near the room, for additional heating in the fall and winter. Convenient access to a newly installed private 3 piece washroom and shower within the unit. The room is well lit by 3 good sized double windows installed with blinds. Shared Laundry facilities. Equipped with a Stove and Fridge, including an island table for preparing your meals, is also at your disposal. In addition, there is another adjacent space being used as a craft room with a large table, that could be used for a dining area or folding your laundry. You can also set-up a garden on our property to grow your own food, if you are interested. The Internet service is excellent for streaming Netflix and Prime Video from Amazon, which is included in your rent, and provides the option for doing some remote work. Hydro, Heat and Water are also inclusive. As a plus, we have gas barbecue facilities with a Patio Table on the back deck, and a pool table in the basement for shared recreational use. The scenic front lawn also has a patio available for relaxing and eating outdoors. As well, there is a very large outdoor dog enclosure with pleasant landscaping, a sizable fire-pit inside the area with another patio dining table. It must be seen to fully appreciate the overall spaciousness of the residence. So, you are not just restricted to your individual rental room by any means! If you are not familiar with the area, rest assured, we have plenty of local festivities, pubs, restaurants, nature/hiking trails, beautiful wildlife, lakes and rivers in the surrounding region. A vast range of shopping amenities are all in close proximity too, with several hospitals located in Perth, Smith Falls, Carleton Place and Almonte! We reside slightly west of Carleton Place, just off highway 7. We are about a 30 minutes drive or so, to Kanata. Our location is very secure with some private homes and farms in the area too. Male or Female tenant, “preferably” for at least a 6 month period or longer term basis. Smoking “Outside Only".
