| My home is up for rent. It’s a beautifully renovated house (hardwood throughout), new kitchen, a/c, dishwasher, laundry - and a double attached HEATED garage. This would be considered an executive type since it is just two bedrooms but it’s huge. Perfect for: single parent financially stable, or a couple with or without a child. The space available is 80% of the house. Upstairs (top level): bathroom (full - jacuzzi is the bathtub) with the two bedrooms (master has a walk in closet). Mainfloor (same ground level as you enter in the house, which is up ~20 steps from outside) is the living room, dining room and kitchen. Lower level (ground level with the backyard): large living/den room with wood burning/gas fireplace. Glass doors are walk out onto a concrete pad that has either been used for guests (if you’re having an outside fire) or a basketball court (what my son used it for). Backyard: huge deck with gorgeous poplar trees for privacy. On the side (off the deck) is also a dog run. GARAGE: double attached and heated. The story - the downstairs has a summer kitchen and a young fella. He has his own entrance door which is on the far side of the garage. It’s one bedroom and one bathroom. His laundry is in his suite (the furnace room) while your laundry is in the heated garage. If I have a family that wants the whole house, I can give him his 3 month notice so that you have it all and if you’re ok living here until he moves out, your rent would of course be the $2500 with all utilities included (power, gas, water, and internet!). Internet provider is chosen by me though. Once he’s moved out (he’s a month to month tenancy so by March 1 if not before) and the place is cleaned, we’d update the lease and the rental cost would go up $700 to $3200 all inclusive (this is a $500K home). All inclusive includes internet (again, provider by me). There is also a spare fridge in the garage that I wouldn’t mind leaving if you’d like. To be honest, I’m willing to help leave anything that you might need. All utilities included when the house is into two families. If it turns into one family dwelling, I’d consider keeping the utilities in my name, or update the rent to reflect you taking them over (if you’d prefer). House has hilights on the eaves trim (change them to match the holiday!). They are gorgeous! Lights through the back deck and on the trees (via an app). Ask for a picture! It also has underground irrigation lines (I’ll pay to blow them out each year if you want to use them). RENT * 1600sqft upper suite (without lower level suite) with double heated garage and full backyard (2 BDRM, 1 FULL BATH) = $2500 all inclusive (bills and internet). * ENTIRE house with downstairs area too (so two laundry rooms, 3BDRM, 1 FULL BATH + 1 bath/shower without bathtub + HEATED GARAGE) $3200 all inclusive (all bills, including internet). We’d start off with a 6 month lease to make sure we both are happy, and then we’d turn it into a 1 year lease. I can provide references as a landlord. I do not hike rent. I am looking for a long term great tenant. If I have to remortgage and the interest rate is crazy, that’s the only time I might have to sit down and talk with you. That isn’t happening until Feb 2026 though (and interest rates are continually going down). In other words, as long as you live here, the rent will remain the same. Pets will be considered; please ask. A dogs and/or a couple cats. No puppies/kittens though. Non smoking. No parties please. This is a family neighbourhood (teachers next door and professors on the other side). I love this house but am venturing into something new. Looking for someone that will love it like I do. Shovelling and lawn mowing is your responsibility. If you need help, I know a kid around the block that will do it for $30/shovel or $30/mow. House is on Harvard Cres W. Close to the bus stop!
