| Starting October 1st, I am looking for a male tenant to share a newly renovated, top-floor suite near the University of Alberta. The house is located on the corner of 114th Street, just seconds away from the bus stop and a mere 3-minute walk to the McKernan/Belgravia LRT station. The UofA Hospital is within a 5-minute walk. About the House: • The basement suite is currently occupied by just one male UofA student. • The main floor suite is home to just a female UofA graduate student. • You and I (a male PhD student at UofA) will share the top floor suite, which has two bedrooms—one of which is available for you. • The landlord does not stay at this place. Your Room: • Fully furnished with a queen bed, desk, chair, and ample closet space. • Features large windows that provide plenty of natural light and scenic views. Shared Spaces in our own suite: • A well-equipped kitchen and a comfortable living/dining area. • A bathroom that we will share. Shared items with the other two tenants: • Laundry facilities in the basement, shared at no extra cost with the other two tenants. • The entrance is shared with the tenant on the main floor; however, there is a separate entrance to basement Rental Details: • Rent includes all utilities: water, hydro, gas, and high-speed internet . • The house is smoke and pet-free. No drugs, cannabis, smoking, or parties are allowed to maintain a clean and orderly environment. • Minimum lease term until April 2025; a one-year lease extending to August 2025 is preferred. • The room is intended for single occupancy only. Financial Terms: • Rent is due on the first of each month. • A damage deposit plus one month of rent is required upon signing the Tenancy Agreement.
