Description |
Large, furnished room in modern, spacious, walk-out basement. PRIVATE SPACE The accommodations consist of a large bedroom with queen size bed, night table, dresser, a full wardrobe and some additional hanging and storage space in the built in storage in the room. The bedroom benefits from a proper triple glazed egress window, with motorized zebra blinds. SHARED SPACE Kitchen The rest of the space is shared and includes a large full kitchen with family sized refrigerator, dishwasher, built over microwave, full oven, quartz countertops and lots of storage. Laundry Separate laundry room with washer, dryer and multiple cupboards for storage of cleaning supplies, towel, linens, etc. This is set off the kitchen and independent to the basement (upstairs has independent laundry machines in the furnace room) Bathroom Full modern bathroom with handheld and rainfall shower, heated floor and LED mirror. The shower is HUGE (apparently with good acoustics!) but there ISN'T A BATH. Living Space The breakfast bar is set off the kitchen, near the entrance door and avoids losing lots of space to a table, though there is ample room to add one. The living area has a huge sofa, modern gas fireplace with a blower and a wall mounted 65" smart TV which pulls out to swivel to any side of the room. Comfort Features The basement has a separate heating system, controlled from the thermostat or your phone and integrated with the dedicated doorbell placed at the separate back entrance door. The light switches are smart switches and can be voice controlled. Many are dimmable lights. Including the bedroom. The bathroom, kitchen and laundry have motion sensor lighting. GUESTS The room is intended for single occupancy. No couples. No parents with young children. There is no objection to an occasional guest, but occasional is specified as no guests staying overnight for more than 2 nights per week. Utilities and WiFi Utilities are included in the rental cost. Respectful use is expected, but unlikely to be an issue as LED lights and all new triple glazing installed this year. If the fire isn't left on while you are out and guests aren't coming to shower daily and do their laundry, we are all good! There is WiFi, currently 1.5Gig Shaw. PARKING The occupant will have access to a parking spot on the driveway (Blink cameras watch the vehicles) and can plug in for the winter. Home Location: The Home is on a cul-de-sac by the golf course and there is ample street parking also. The location is quiet, with minimal traffic, good neighbors and easy access to all highways. OTHER OCCUPANTS: Who you are sharing the space and home with: Basement Largely you will be occupying the basement space alone, as the other room occupant studies and works out of town, returning for a few days here and there. This will be the case until late April 2025. You will be 1 of 2 people in a space around 1300-1400 sq ft. The 2nd occupant is 20, studying and working. He is an avid gym goer and is easy to get along with and relatively clean. He does spend some downtime chilling in the house and will watch some TV, game, meal prep, do laundry, or have some friends over to play poker, etc. If you were inclined toward the social aspect, that would be a great fit but there would be a lot of time where you have the place to yourself! Upstairs Upstairs is occupied by 1 lady and 2 dogs, with some of the time the addition of her partner and 9 year old. Doggos are bull breeds, friendly once they know you but not so much until introduced. The basement benefits from regular insulation, drywall, a layer of sonopan sound proofing and a further layer of drywall to minimize sound transfer. You will hear the dogs occasionally, but not all day. To be a good fit, YOU MUST BE COMFORTABLE WITH LARGE DOGS. Though the dogs stay upstairs, there is likely to be an occasion where you will meet them. Outside Space: The basement benefits from a covered, waterproof patio of around 200 square ft. There is patio furniture to be set up, including a dining set and fire table with armcharis. There is fencing to be installed to separate this from the main yard. *** There is some yard work that is ongoing to finish the outside space. *** Upstairs has a separate patio, raised hot tub area with 8 person tub and the lower yard will be decorative gravel with a fire pit. Use of these is not strictly included, but can be discussed. Space is available to view immediately, move in date negotiable. Damage deposit equal to rent. No pets (sorry, dogs in home will not tolerate more animals). No indoor smoking (outdoor ok). |
