Building Location: - Unit is located next to Coburg & Oxford. - Building is an 8min walk to Quipool Road, a 3-minute walk to the centre of Dal campus, and a 20-minute walk to downtown. - Building is brand new - completed in 2020. - Building is a 5-minute walk from a 4-vehicle CommunAuto station. - The closest grocery store (Atlantic Superstore), NSLC, and restaurants (including Greek, Sushi, Wendy's, and Pizza Hut/KFC, and coffee shops) are all within a 10-15 minute walk from the unit to Quinpool Road. Unit Details: - The building is brand new - we are first occupants of the unit. - Unit is on the top floor of the building and is the largest unit of the building. - The current market rate for this unit is ~$3100/month. - No private parking is available. Free public street parking is around the area, although it can be "competitive" to find a spot close to the building. - Unit interior is ~1020 sq/ft. - Unit additionally features a large, private, 800 sq/ft terrace with wrap-around balcony. - In-suite washer, dryer, and dishwasher. - The living room, kitchen, and terrace are fully furnished. Sublessee has full access to kitchen equipment, including: coffee machines, microwave, oven, fridge, pots/pans, cooking utensils, blender, toaster, and slow cooker. Sublessee has full access to living room entertainment, including: 65" smart TV with integrated sound bar, PS5, PS4, and beer fridge (BYOB). Sublessee has additional access to patio furniture. - Sublessee has private access to 300sq/ft Master Bedroom and ensuite bathroom. Bedroom is fully furnished with bed, desk, chair, and 40" smart TV. Bedroom has large west-facing windows with direct access to balcony from the bedroom. Bedroom has fully-functional blinds. Bedroom personal items will be removed and the bedroom will be professionally cleaned before sublet occupancy begins. - The amount of provided bedroom furnishings is negotiable, but will not affect pricing. - Building features include a 1200 sq/ft terrace with natural gas BBQ (directly adjacent to the unit), a gym with cardio & cable machines, and secure bike storage. - Unfortunately, this building does not allow pets other than cats. Cat approval is subject to sublettor's discretion & final approval from building management. Roommate Details: - Busy, professional male in his mid-20s. Works 8-6pm, Mon-Fri. - Is early to bed and early to rise to accommodate work schedule. - Works from home 2 days per week and is currently using an office space in the living room. - Relaxed demeanour, is reasonably clean and quiet. - Has a separate bathroom. - Does drink, does not smoke or vape. - Does not host many guests - once per month on average. - A self-described fun and easy-going guy. Comes well regarded by the sublettor. - Is openly available to prospective sublessee throughout the process for any questions or chats to determine mutual fit. Particulars of the sublease are negotiable. Credit Score, References, Income Verification, Proof of Enrollment (if relevant) and Tenant Insurance are requested before any agreement is finalized.
