You get the private master bedroom with walk-in closet & full 4 piece ensuite and the second upper bedroom too - it is perfect for an office with a large window, black out blinds and closet. • Your monthly rent is $1500 per month including the heat, electricity, water, sewer, recycling for 2 bedrooms. •This roommate-rental is available for one person starting July 1 2024. They can park their vehicle at the back if preferred, so not to share the front parking/entry/exit. • for your primary use, (not shared) is the bright, large living room - open dining room attached to the rarely shared kitchen with vaulted ceiling and large north facing front windows for lots of natural indirect light and it stays cooler in the summer! • The large master bedroom has south facing windows with black out blinds, a double sided walk through closet to the large 4 piece ensuite bathroom that also has a door to the main hallway. • Laundry is shared only 2 days every 2 weeks with basement roommate. •The shared laundry room is on your upper floor and has a large linen closet for your use. • The second upper bedroom is average sized and has a large closet, south facing windows and black out blinds. • This will be a minimum 6 month agreement to start and can be extended. This is a sublet of the upstairs 2 bedrooms and your utilities are included. •Some kitchen utensils and appliances can be provided for you and it already includes all standard appliances: fridge/freezer, electric stove/oven, hoodrange, microwave, dishwasher. • Apply if you are a fulltime student or employed person (female preferred). • There is a tiny open front yard and a small fenced back yard . • You get off street parking - a double front driveway for your own use. • This is a shared westside accommodation near GS. Lakie Middle School that is a 6 mins drive, 20 min walk to the University of Lethbridge, and bus stops nearby. • Short walk to ATB Centre, No Frills, Restaurants, Pharmacy, Chiropractors, Shopping etc. • You will very rarely share the kitchen, if ever, with the one female tenant who stays downstairs. • The main and upper floors are both unfurnished for you if you want to bring your own furniture. • If needed, I do have some random household items and 1 clean double mattress - no box spring or frame.
